I would definitely stay here again or recommend to someone. The view is outstanding it’s like you live there your not a guest.

Nice

The noise of the ac unit was bearable. Very safe building and the views are very nice.

Nice building close to all

The building was pretty nice and nice pool and gym area, the apartment was pretty comfortable although everything seemed pretty old and broken. The area was nice with a park within walking distance and Miami beach about 20 minutes away. We had a nice stay.

Nice place but basic kitchen items

This place is conveniently located, security was very nice to work with. Fitness center is very nice!! The condo was clean however there were a few issues. One kitchen cabinet door was missing. Some sort of splatter on the living room blinds (possibly blood) airport is close and very loud. Make sure you bring “all” cooking spices , oils, etc etc with you. Also charged a $300 security deposit upon arrival which I am not accustomed to. (To be returned 3 business days after departure) be aware that there is a 2 night min. stay as well. Plus $25 per week parking fee.

Hotel stay

Furniture is dated/0ld and shows lots of signs of wear and tear. Single chair is yellow and arm rest very dirty. Small tv in living room but not in the rooms.

Nice but not worth it

The view was beautiful, the first time I called I was told my room was going to be in the 18th floor than I get a call that my room was switched to the 6th floor. After a big misunderstanding my room was changed to the 11th floor. The sofa beds were horrible, the ac kept making a loud banging noice, and too many loud people coming from outside.

The worst room I have experienced in this room

The worst experienced I Had in this room, with out cleaning they have given and there is no proper security for the room, No lock for for the room and there wont be over all there wont be any maintenance people in the hotel if we call them and ask for the felicitates, they wont give any response from the maintenance or hotel management, and Simple say if one thing if you want to stay you can continue or else you can leave

Not really walkable distance to anything and it's a residential community with some apartments up for renting for a week or a few days. Valet was nice. But it's in your own best interest to pay for the weekly pass rather than whenever you enter and exit even if you are only there for a couple of days. Rooms were clean and all cooking ware, plate ware, and silverware were availalble for use. Balcony view was beautiful and you cannot hear highway sounds from your room

Mixed blessing

Place is out of the way and require driving to town. Plenty of room, but no TV service (Couple Spanish channels maybe). Front desk service so, so. Better if you speak Spanish. Got stuck half a dozen times at the front gate. Parking service change per 5 days, not per stay as the web site states. But the service was excellent. Concier service from Paloma was ... it wasn't any, never answer the phone. The worst however is the fact that they charge me $300 down payment twice and month and half later I have no refund. I will have to ask my layer to take care of this.

This is not a hotel! It's a condo rental

Pool was closed, mattresses are horrible. Great location for Marlins park. It is a time share/ Condo rental. It is not a Hotel like advertised

The building was good, had access to a lot of things. The only thing that I wasn't informed on was the fact that you had to pay a fee for the parking. Very expensive parking everytime you step out the apartment. Their were a couple messed up things around the house that I myself had to take care of and struggle to fix because the host never sent nobody when I told her about it. Communication was poor with the host. But it was okay the apartment.

Decent!

Pros.. Very Spacious... Comfortable for 5-6 ppl... nice kitchen area... Cons ... the second day of our 5 day trip they covered our window with plastic and blocked our view.. the shower rods kept falling down... the bathroom door didn't close to well.

Our stay was great, it was very comfortable and spacious, enough cabinets and closet space to put clothes and luggage. The balcony view was an amazing view of the city!! There was even a small table and chairs out in the balcony. The pool is right outside with a great view of the marina. Definitely would stay again. Only negative was the cleanliness of the floors, a bit dusty and left our socks dirty but there was a washer and dryer so meh.

Unbelievable

My entire trip to Florida was amazing. ..the hotel location was very convenient for travel..but the service I received from the hotel was the worst I had ever experienced. We had a three day trip and it tool the maintenance all of three days to fix the A/C... the hotel was clean except for the floors. The floors appear to have never been cleaned EVER!! I was also notified about four weeks after the purchase of the apartment a 300 dollar deposit is due before entering for our stay. The lady PAMALA I was communicating with weeks before my arrival said if we pay with cash she will return our cash.. before our departure PAMALA was informed we will be checking out as early was 4am she viewed the apartment with us 12 hours previously no damage was present. PAMALA told us we can not get out cash back that early..she would have to send a money order. .since we arrived back home I have tried to contact her and NOW she will not answer the phone or give me any type of feed back.. this made for a never again trip to the Rivera or looking on hotel.com

Amazing place!

Amazing place with a great view! Nice and spacious

Wonderful stay but wifi was M.I.A

The Riviera was great! I loved having my own kitchen and there was so much great, open space. The downstairs gym is great, and Anthony- a personal trainer who lives in the building- was so helpful! It is a short drive or uber ride across the bridge to South Beach, but I really liked being a bit closer to the Wynwood area and near the Miami Art and Flea market. I would definitely stay again!

Worst hospitality ever

None of the staff are there to help you. They are involved in their own work, valet parking people least bothered to help you in getting your car back from the garage. The information desk staff didn't even care when the entry gate failed to work properly and we got stuck outside the apartment for almost 40 minutes and none of then answered our call.

Worst hotel room

Couldn't check in until almost 4:30pm front dest was very rude, I had a 2 bedroom apartment and it only had 1 20in tv.

I didn't have a great experience. This doesn't mean you will have the same problems. This is not a hotel. This is an apartment they give you keys to. Lots of space, not a bad location although not walkable to anywhere. Clean enough. If you have any problems don't expect help. The wifi was not working in my apartment and the contact I was given was not helpful. Don't even bother trying to get help from the building“security guard”. If I needed wifi for work I would have checked out and gone somewhere else. Its like camping in Miami. You are on your own.

Everything as described

Day front desk check in girl was unprofessional and rude. Did not acknowledge me was talking with friends. Acted annoyed and was unable to answer questions nor find an answer to my questions. Poor poor customer service on her part. Otherwise room was decent as described.

Very nice manager and great location

Very comfortable condo. My family had an emergency medical situation in Miami and the location was fantastic for hospitals and airport. The convience of the valet and security was comforting to us. The full kitchen and washer and dryer in the unit made our 2 weeks there much more pleasurable in a challenging situation. As with any home away stay take a few essentials with you from your own home to make the stay a little easier. Shopping and restaurants were convenient as well. If you need a central Miami location this is a great option.

Family vacation (2 adults, 1 teen , 2 kids)

We were on Miami for a week. Building was nice. Out apartment has 2 rooms and harbor view. We were at 9 floor apt 904. Cleaning was not spotless but good enough. I had to request more towels. Pool and hot tub was great specially for kids. Great sound Proof walls. Valet guys were professional and friendly. Front desk employee helpful. Gym nice. Overall I would come back ☺☺☺☺

The location is not that great but was not far from downtown. Overall a pleasing stay, would stay here again!

Apartment Rental in Miami, FL

This was stay 1 of 2 at Riviera Luxury Living at Royal Oaks Marina & Tower the night before going on a 4-day family cruise to Western Caribbean. This stay was after a very long day of delays and rebooking, none of which we the fault of the accommodations. Rented 2-bedroom, 2-bathroom apartment for 6 guests. Very comfortable and reasonably priced compared similar rentals in Miami. Upon arrival at check-in you're greeted by the security guard of the building which is very secure and had an optional valet parking for an additional fee. There had been an issue with my credit card prior to traveling to Miami as the card was renewed between the time of booking and the rental date. Upon arrival I was prompted to call the rental agent to sort out the form of payment. It was conveniently done over the phone, I received my keys, parking pass and went to crash before our cruise in the morning. The facilities of the building and the room was in good shape and comfortable. There were a few minor details that were not the same as a hotel, which is fine, but I did not feel it was satisfactory cleaned between occupants. Beautiful view from corner balcony with large kitchen, living/dining room, spacious bedrooms with more than amble bathrooms. Some of the vertical blinds were missing, but they seem to get a lot of use. Overall, decent accommodations for the price, had no problem wanting to stay the second night after our cruise in 4-days.

The bathtubs were unclean, so much so, I would not let my family stand in the showers without the outside bathmat in the tub. The morning after check-in, I advised the person I had been corresponding with and nothing was done :-(. The kitchen was also not very clean, the sink disposal had a foul odor. I was disappointed that the place is described as luxurious :-(. However the on-site staff were excellent!!

Short-term rental. The other party, not the staff, in control of the room was non-responsive to requests.

Apaartement décevant, le logement était sale avec de l'urine de chien sur le balcon de nombreuses traces de saleté. Le logement manque visiblement d'entretien à déconseille absolument.

Parqueadero

El apartamento es amplio y como se mostraba en las fotos, pero mal pleno que no tuvimos piscina, estaba en reparación esa semana que estuvimos,lo peor es el falso anuncio de parqueadero gratis; aunque este fue descontado del pago después queda hablamos con el apartamentero, es eso PUBLICIDAD ENGAÑOZA.

Departamento amplio

En general todo estuvo bien, realmente solo necesitamos del apartamento para dormir y darnos una ducha, el espacio excelente para las ocho personas que estuvimos.

Väldigt svårt att få kontakt med "hotellet" som egentligen är en kvinna som hyr ut sin lägenhet. Vi kom innan incheckning och hade tänkt lämna av våra väskor bara. Personalen i lobbyn var måttligt road över att ta emot oss som hotellgäster när deras uppgift inte inkluderar detta och vi fick lämna våra väskor i ett kontor för 10 dollar per väska. Därefter tänkte vi se oss omkring på området men det fick vi inte eftersom vi inte var incheckade än. Vi fick vägbeskrivning till calle ocho men det tog närmre en timme att gå dit i lite udda områden så någon vidare närhet till Little Havana skulle jag inte kalla det. Om du ska bo här bör du definitivt ha en bil vilket vi inte hade planerat eller budgeterat för, det finns absolut ingenting i närheten! Under vistelsen försökte jag få tag på hyresvärden men hon svarade inte trots samtal och mejl. Efter att jag pratat med personal i lobbyn fick jag information om att hon enbart svarar på sms. Lägenheten hade gott om plats men var något lyhörd och hade skrangliga möbler. Speciellt välstädad var den inte för jag hittade hår överallt och ugnen var under all kritik.

Da vi ankom og henvendte os i receptionen, følte vi faktisk at vi ikke rigtigt var velkomne. Det første vi fik besked om var at hvis vi glemte det ene eller det andet, ville vi få bøder. Da vi spurgte til parkering, fik vi besked på at vi skulle snakke med valet-parking manden der stor udenfor. Da vi så henvendte os til ham, kunne han ikke så godt engelsk, så vi endte med at måtte gå tilbage til receptionen for at hun kunne oversætte for os.Selve lejligheden var OK, men noget slidt. Køkkengrejet var der ikke så meget af.

Execelente ubicación con fácil acceso a la autopis

Muy bien ,atención rápida del propietario , no habían suficientes toallas y sabanas, solo habían 3 copas de vino y dos estaban rotas , pero nos las repusieron pronto.
